Short Term Lease Of Atrium And Promotions Space
Terms and Conditions:-
- The user ("the User") stated in the offer letter
("the Offer Letter") may only use the atrium/promotion space ("the
Space") stated in the Offer Letter for the period allocated ("the Allocated
Period") in the Offer Letter. In the event of usage of the Space beyond
the Allocated Period, the User will be charged an additional cost based on the
extra period of use
- Upon the expiry of the Allocated Period, the User shall at
the User's own cost and expense reinstate the Space to its original condition
(and to the Management's satisfaction) and vacate the Space within the time period
stated in the Offer Letter.
- [NTUC Income Insurance Co-operative Limited] ("the
Management") reserves the right to prohibit the User from promoting or selling
any products or services which may be in competition with or conflict with those
products and services being promoted or sold by the tenants of the Mall.
- Please ensure that the Space is kept clean at all times.
The User has the duty to dispose of all rubbish and waste generated from the
User's use of the Space.
- The User shall obtain all necessary legal and regulatory
approvals and permits required by the relevant authority or the Management for
use of the Space and for the conduct of its promotional or sale activities at
the Space.
- The User can only promote the products and services stated
in the Offer Letter.
- The Management accepts no responsibility for any loss or
damage incurred by the User in connection with the use of the Space by the User.
- Bookings are not transferable by the User.
- The User will be required to erect appropriate signage for
the Space at the User's own cost and expense.
- The User shall make good any damage or loss caused by the
User to the Space (or any part of it) or any part of the Mall within [7] days
of such damage or loss occurring, failing which the Management shall make good
the same at the User's cost and expense.
- The User SHALL NOT transfer its rights to use the Space to
any party, nor shall the User share the use of the Space (or any part of it)
with any party.
- NO electrical apparatus or fittings of any kind shall be
attached to or used in conjunction with existing fittings without the prior approval
of the Management.
- The User shall not be permitted to attach or erect any banners,
posters or any form of commercial advertisement in any part of the Mall except
with the prior approval of the Management.
- NO partition or hoarding in whichever form is allowed except
with the prior approval of the Management.
- The User shall not at any time obstruct any escalators, lift
doors, fire escape doors, toilet doors, corridors, entrances and/or exits of
the Mall or the shop fronts of the tenants of the Mall. All items should not
exceed 1.2metre high.
- In the event that the User breaches any of these Terms and
Conditions, or the Management receives a complaint concerning the User from any
legal or regulatory authorities or from the general public, the Management has
the right to immediately terminate the User's usage of the Space. In the event
of such termination, any usage cost already paid by the User shall be forfeited
by the Management.
- The Management also has the right to terminate the User's
usage of the Space at any time in the event that Space is required for alternative
uses. In the event of such termination, any usage cost already paid by the User
for the unexpired period shall be refunded to the User.
- Upon the termination of the User's usage of the Space under
these Terms and Conditions, the User shall at the User's own cost and expense
immediately commence work to reinstate the Space to its original condition (and
to the Management's satisfaction) and thereafter shall vacate the Space immediately.
- The Offer Letter and these Terms and Conditions do not confer any tenancy of the Space in the User's favour and the Management retains possession of the Space at all times.
